Does your city require a sellers inspection? 

Several cities in the Twin Cities Metro Area require homes to be inspected by a licensed evaluator before they are offered for sale, whether the sale is public or private. These evaluations typically take less than an hour to perform, and we provide computer generated reports on site. These evaluation reports are also available in Adobe Acrobat format. 

Below is a complete list of cities in Minnesota requiring a Truth-in-Housing / Time-of-Sale Evaluation. If a city is not listed here, there is no requirement for a Truth-in-Housing Evaluation.

Common Repairs
Not always so commonly understood...


Smoke Detectors

Missing or inoperative smoke detectors.  Cities will vary in requirements, call us for details.




Plumbing System

Missing floor drain cleanout plug.   


Toilet improper air gap clearance.

A minimum 1-inch air gap between the toilet fill valve critical level and the top of the overflow tube is required
(see below and follow the manufacture installation guidelines) 
This air gap is plumbing code, it prevents the water in the
tank from being siphoned back into the house drinking water.

This repair has nothing to do with the water level in the tank.

Shower hose lacking back flow prevention device.

Flexible shower hoses that may reach below the rim of the tub requires a vacuum breaker. 
The following vacuum breaker is available at most home stores.

Garden hose (sillcock) and laundry tub faucet backflow valve.

Not required for
 washing machine hoses.
Screw tightly onto faucet, check for leaks, then tighten the set screw until it breaks off.
This prevents the backflow from being removed later. 

 



Electrical System

Lacking Grounding Jumper Wire

A copper jumper wire must be clamped on both sides of the water meter as shown.
This keeps the house electrical
system grounded even if the water meter is removed.
The jumper wire is not the plastic-covered wire that is used to read the water meter.
Use a piece of #6 gauge copper wire if your electrical service is 60, 100, or 150 amp.
Use #4 gauge copper wire for 200 amp services.
